Baker Built is a Central Coast based commercial builder delivering a range of government, education, council and commercial construction projects across NSW. Our projects typically range from $250K to $2M, with some larger opportunities, and include new builds, refurbishments, amenities upgrades, civil works, school infrastructure, hardstand areas, covered walkways, landscaping and general commercial construction.
Due to continued growth and internal changes within our project and estimating team, we are looking to strengthen our business with two key appointments:
1. Commercial Project Manager / Site Delivery Manager
A hands-on project delivery role, suited to someone who enjoys being on site, managing subcontractors, working with clients and driving projects through to completion.
2. Office-Based Project Manager / Tendering & Pre-Construction Lead
A commercially minded project manager or experienced estimator with strong construction knowledge who can lead tendering, review drawings and scopes, manage subcontractor pricing, assist with methodology, identify risks and support the handover of successful projects into delivery.
These roles may suit experienced Site Managers, Project Managers, Contract Administrators, Estimators or construction professionals who have strong building knowledge and want to be part of a growing commercial construction company with a strong pipeline of government and school-based work.
About the Roles
We are looking for people who understand construction, can read drawings properly, communicate clearly and take ownership of their responsibilities.
Our ideal candidates will have hands-on building experience, strong commercial awareness and the ability to work across multiple projects at different stages.
Depending on your experience, your role may include:
Managing the delivery of commercial construction projects from site establishment through to completion
Coordinating subcontractors, suppliers, consultants and client representatives
Managing site safety, quality, environmental and compliance requirements
Reviewing drawings, specifications, scopes of works and tender documents
Preparing and managing construction programs, including staging and project milestones
Leading or assisting with tender submissions, subcontractor pricing and scope reviews
Identifying risks, exclusions, design gaps, constructability issues and commercial exposure before submission
Comparing subcontractor quotes and ensuring pricing covers the full project scope
Preparing project handover information from tender to delivery
Managing RFIs, variations, progress claims, project documentation and close-out requirements
Working with our internal administration and project support team through Procore, MS Project, OneDrive and Microsoft Office
Supporting the business in improving systems, cost control, project delivery and tender accuracy
Skills and Experience
We are looking for candidates who can bring real construction knowledge to the business. You do not need to tick every box, but the right attitude, ownership and building knowledge are essential.
The successful candidates will ideally have:
Proven experience in commercial construction, either in project management, site management, estimating, contract administration or supervision
A strong understanding of building methodology, sequencing and construction practices
A trade background, preferably Cert III in Carpentry, with Cert IV in Building and Construction highly regarded
The ability to read and interpret architectural, structural, civil and services drawings
Experience reviewing scopes of work, specifications and subcontractor quotations
Strong communication skills with clients, consultants, subcontractors and internal staff
The ability to manage multiple projects, deadlines and competing priorities
Experience with government, education, council or commercial projects highly regarded
Understanding of quality, safety, environmental and compliance systems
Strong computer skills, including Microsoft Office, MS Project, OneDrive and ideally Procore
The ability to take ownership, solve problems and help drive projects forward
Office-Based Project Manager / Tendering Lead
For the office-based role, we are particularly interested in someone who has the ability to lead and strengthen our tendering process.
This person will work closely with our estimating and management team to review tender documents, pull apart subcontractor quotes, identify missing scope, prepare tender clarifications, review construction methodology and assist with project planning before submission.
This role would suit someone who has previously worked as a Project Manager, Estimator, Contracts Administrator, Commercial Supervisor or experienced trade-based construction professional who understands how projects are built and can apply that knowledge to tendering and pre-construction.
We are not just looking for someone to measure drawings. We need someone who can understand the project, ask the right questions, identify risk and help ensure what we price can be delivered properly.
Site Delivery Project Manager
For the site/project delivery role, we are looking for someone who enjoys being out on site and taking responsibility for delivering projects safely, efficiently and to a high standard.
This person will coordinate subcontractors, manage site works, communicate with clients and consultants, track programs, resolve issues and make sure projects are properly documented from start to finish.
The successful applicant will need to be organised, practical, confident with trades and able to manage multiple moving parts without losing sight of safety, quality, cost and program.
